Estate News12-10-04 20:23 THCH releases details of which improvements they will charge leaseholders for
THCH along with all the other landlords involved in Housing Choice have been working with LBTH to agree a common position on recharging residents for major works costs. This has still to be finalised. Generally, repairs are chargeable, and new projects are not - which may suggest the best strategy to use in negotiations.
The draft lists below give examples of works generally carried out under a major refurbishment scheme. The list is not exhaustive but gives an indication as to which type of work fits one of the specific categories and should be mainly used as a guide. Each estate and block will be assessed individually before individual work items can be classified and allocated to the appropriate categories. Chargeable repairs and improvements:Exceptional and extensive worksWorks carried out as part of a regeneration package to enhance the general environment, remodelling of the estate and / or to eliminate crime or anti-social behavior. In addition to those examples listed there may other exceptional works that require detailed consideration because they are more extensive than those required to maintain the building. Works that cannot be rechargedWorks to management offices or depots, tenants flats and community buildings that do not fall within the specific recharge scope of individual leases
